How Do You Know It’s the Lowest Jumbo Mortgage Rate?

If you Google “lowest Jumbo mortgage rate”  today and click on any of the trusted syndicates, like Bankrate or Investopedia, you will see interest rates from 3.63% to 3.75% on Jumbo Loans*. And sure, you’ll see a very eye-catching rate or two that is under 3.5%. Except those rates come at an average cost of 1.33 points. In this article, we are putting the “discount points” caveat into perspective.  

The Lowest Jumbo Mortgage Rate

Let’s say you are putting 20% down on a $1M home. United Home Loans’ current 30-Year fixed Jumbo rate is 3.25% [APR 3.394%]* with zero points. So, you bring the $200,000 down payment plus closing costs to the table. Simple. 

Now imagine you’re shopping between 10 of the largest Jumbo lenders. You find a rate of 3.25% but it requires 1.33 points. Suddenly, you are bringing an extra $13,300 to the table. In other words, you are paying $13,300 to receive the same rate that you would at United Home Loans… When you look at the numbers this way, it almost makes our Jumbo rates seem too good to be true, doesn’t it? But we promise, this is very real.

So, how is it that we are able to offer the lowest jumbo mortgage rates without points? We have been building relationships with both the largest banks and the smaller specialty investors since our inception. This allows us to offer more loan options at better rates.
